Spectacular, mild summer weather and early thunderstorms created an extended “green season” here in Truckee-Tahoe! Fall is already in the air, we anticipate an early winter and crisp October as we head into autumn. 

Our team is excited to share our Q3 2025 Market Report, packed with stunning photography and insightful data on key Truckee and North Lake Tahoe neighborhoods. From the Martis Valley “trifecta” to Gray’s Crossing, Tahoe Donner, Northstar and Donner Lake, the market saw shifts in inventory absorption, median prices and days on market. Inventory rose notably. The Tahoe Sierra MLS data for time on market inventory trends improved from 8.61 months as of July 1, 2025 to 6.39 months as of September 30, 2025. This demonstrates why “on target” pricing is critical when listing a property for sale. 

A strong cash-buyer presence shaped property negotiations in Q3. Elder Group Tahoe represented clients at all price points, closing nearly $30M in escrows and achieving an 80% faster absorption rate than overall MLS statistics.
